Notices
Tenancy notices with lawyer approval, by email and WhatsApp
When a tenancy notice falls due — lease expiry, notice to quit, arrears — LawKona prepares it from the tenancy’s dates and holds it until a lawyer approves. Only then does it go to the tenant by email and WhatsApp, with an email copy to the lawyers on the matter, and every send is recorded on the file.
The problem it solves
How most chambers do it today
Tenancy notices are often remembered only when the landlord calls to complain, then typed in a hurry and sent from someone’s personal phone or email. There is no clean record of who was told what and when. Sometimes a notice goes out in the chamber’s name without a senior lawyer ever seeing it.
What changes with LawKona
LawKona has each notice ready when it falls due and makes sure a lawyer signs off before anything reaches a tenant. The tenant then hears by email and on WhatsApp, in the chamber’s name and with the chamber’s phone number, and every message is logged on the matter, so the chamber can show when the tenant was notified.
In practice
A lease running out in Ikoyi. The chamber and people are illustrative; every step is how LawKona works today.
A tenancy matter at Adebayo & Co. has a lease ending in a few months. The lease dates were set when the tenant was approved, and the tenant agreed to WhatsApp messages on the intake form.
When the lease-expiry notice falls due under the chamber’s reminder rules, it appears in Notifications & approvals and in the principal’s Inbox. Nothing has been sent yet.
The principal reads it and clicks Approve & send. The tenant receives it by email and on WhatsApp, with the premises, the expiry date, the chamber’s phone number, and a reference. The associate on the matter gets an email copy.
Months later the tenant says he was never told. The delivery log on the file shows the date, the email that was sent, and that the WhatsApp message was delivered and read.
How it works
Dates come from the tenancy
When a tenancy matter is approved, LawKona works out the notice dates — lease expiry, quit, arrears — from the lease dates and your chamber’s reminder rules.
Due notices wait for approval
When a notice falls due, it goes into Notifications & approvals and shows in Inbox. Nothing has been sent yet.
A lawyer approves or rejects
Check the notice and click Approve & send, or reject it so it never goes. The approval step is on by default for every chamber.
Tenant and counsel are notified
The tenant gets an email and a WhatsApp message with the premises, the key date, the chamber’s phone number, and a reference. The lawyers on the matter get an email copy. If there is no tenant contact, it is emailed to the landlord client instead.
Every send is on the record
The delivery log shows the channel, the recipient, and whether each message was sent, delivered, or read — evidence you can point to later.
Who uses it
Principal or partner
The final say on every notice that goes out in the chamber’s name, from one approval queue.
Associate on the matter
An email copy of every notice sent on their file, and a delivery log to point to.
Tenant (and landlord client)
Notices by email and WhatsApp, on time, from the chamber rather than a personal phone. If there is no tenant contact, the notice is emailed to the landlord client instead.
Why it helps your chamber
Nothing leaves without a lawyer
Every legal notice waits for approval by default, so the chamber stays in control of what is said to a tenant.
Tenants actually see it
Each approved notice reaches the tenant’s inbox and WhatsApp, where most Nigerian tenants read their messages first.
A record you can point to
The delivery log shows who each message went to, by which channel, and whether it was sent, delivered, or read.

Works with
- Reminders and alerts
LawKona works out every date on the file and reminds the right people ahead of time — the lawyers by email, tenants by email and WhatsApp. The chamber stops missing dates, and tenants stop saying nobody told them.
- Property and tenancy
A register of every building and unit your landlord clients own, with private application links for new tenants. No more caretaker notebooks, ID photos in chats, or guessing which flat is vacant.
- Deadlines
One chamber calendar for hearings, filing windows, limitation dates, and tenancy notice periods, with the days counted for your state. No more paper diary only one person reads, or days counted by hand.
Notices questions
- Does an email or WhatsApp message count as legal service?
- No. LawKona sends electronic copies to help the tenant see the notice in time. Serving a notice the way the applicable tenancy law requires is still done by your chamber.
- Which plans send notices?
- Every plan sends tenancy notices and rent-start messages by email, including Free, at no extra cost per notice. Solo, Practice, and Chambers also send them on WhatsApp, with a monthly WhatsApp allowance on each plan. Student / Clinic workspaces use sample files only.
- Which tenants get WhatsApp messages?
- Tenants who agreed to them — by ticking the WhatsApp box on the intake form, or by your chamber recording when and how they agreed. A tenant can reply STOP at any time, and the email copy always goes.
- Can a notice go out without a lawyer seeing it?
- Not while the approval step is on, which it is by default. A principal or admin can change this in the chamber’s settings.
- What notices are covered?
- Lease expiry, notice to quit, arrears, and general tenancy notices on property matters, plus a rent-start message when a lease begins.
